Structural

One contract, one programme, one number to call

Whole-house projects go wrong in the gaps between trades — the week lost because the plasterer cannot start until the electrician comes back, and neither of them work for the same person. Running the whole project under one contract removes those gaps.

Full House Renovation

How a full renovation is sequenced

A full refurbishment runs in a fixed order: strip out, structural work, roof and windows to get watertight, first-fix services, plaster, second fix, decoration, flooring, then snagging. Getting that order wrong is what causes the classic disasters — new flooring laid before plastering, or a kitchen fitted before the rewire.

We produce a written programme with each stage dated and the dependencies visible, so you can see why week seven matters even though nothing appears to be happening.

Budget and contingency

Older properties hide things. Until walls come down and floors come up, nobody knows what is behind them, and any renovation budget without a contingency is a budget that will be exceeded. We build one in explicitly and tell you when we are drawing on it.

Every variation is priced in writing and agreed before the work happens. You should never receive an invoice containing something you did not know about.

How it runs

Our approach to full house renovation

  1. 01

    Survey and scope

We walk the whole property, agree the scope room by room, and produce a costed schedule of works rather than a single headline figure.

  2. 02

    Programme and approvals

A written programme with dated stages, plus any planning, Building Regulations and Party Wall matters resolved before we start.

  3. 03

    Build and hand over

Stage-by-stage delivery with regular site meetings, then a joint snagging walkthrough and a handover pack with every certificate.
