About us

The firm that is still answering in week nine

Trading since 2009, we run renovation and decorating projects across London & the Home Counties with every trade under one contract — because the gaps between contractors are where budgets and timelines quietly disappear.

How we got here

Built around the part everyone else outsources

Most building firms are a small core team plus a phone book. That works when everyone is available and falls apart the moment they are not — which is why so many renovations stall for a fortnight waiting on one trade.

We went the other way. Our core trades are our own, and the specialists we bring in are people we have worked with for years and book weeks ahead — never whoever answers the phone that morning. It is a harder business to run, and it means we turn down work when we are full. What you get in return is a single programme that holds, and one person who cannot pass the blame along.

That person is your project manager. They survey the job, write the quote, run the programme and walk the snagging list with you at the end. Same name, same number, start to finish.

How we work

Three things that cost us money and we do anyway

These are easy to write on a website and harder to hold to. Judge us on them.

01

We would rather lose the job than under-quote it

A quote that comes in suspiciously low is not a bargain — it is the first instalment. If our price is higher than someone else's, ask both of us what is included, and compare those lists rather than the totals.

02

The cheapest answer is sometimes the right one

If your kitchen carcasses are sound, we will tell you to replace the doors rather than the kitchen. If your damp is a blocked gutter, we will say so instead of selling you a chemical damp course.

03

Bad news travels fast, not quietly

When something unexpected comes out of a wall you hear about it the same day, with a written price, before we carry on. Nobody enjoys that conversation, but everybody prefers it to the alternative.

How it works

Four stages, and you know where you are in all of them

The most common complaint about builders is not price — it is not knowing what is happening or when. Here is the sequence every job follows, from a single room to a whole house.

  1. 01

    Free site visit

We come and look at the actual job. Not a phone estimate, not a form — someone who will be involved in the work walks the property, takes measurements and asks what you are trying to achieve.

  2. 02

    Written fixed quote

A quote broken down by element, with labour and materials separated and the assumptions stated. If something cannot be priced until a wall is opened up, we say so rather than burying it as a provisional sum.

  3. 03

    Programme and start date

Before anyone lifts a tool you get a written programme with dated stages, the name and number of your project manager, and a clear picture of which days will be disruptive.

  4. 04

    Build, snag and hand over

Regular updates as we go, a joint walkthrough at the end where you list anything you are not happy with, and a handover pack containing every certificate and guarantee.

Your protection

Promises we can actually be held to

Every builder says they are reliable and honest. These are the commitments that mean something, because you could hold us to them in writing.

  • Fixed written quotes

The price is agreed in writing before work starts. Variations are priced and approved by you in advance — you will never open an invoice containing a surprise.

  • Staged payments

You pay against completed stages, not up front. A deposit covers materials ordered specifically for your job; the rest follows the programme.

  • Workmanship guarantee

Our work is guaranteed in writing. If something we installed fails within the guarantee period, we come back and put it right at no cost.

  • Fully insured and certified

Public liability cover on every job, gas work by Gas Safe registered engineers, and electrical work notified under Part P with certificates issued on completion.
